If you are fortunate enough to have received a letter from us, please read on. This means that we have received a direct approach from a potential buyer who loves your property! They will have been verified as an authentic third party buyer by HouseSniffer. The correspondence where possible includes circumstances of the purchaser, e.g. house sold, cash buyer etc. All you have to do is reply to the address that is provided, it is totally non committal at this stage.
There are huge advantages to this type of sale:
1. Avoid HIP (Home Information Pack). If you property has not been marketed in any way, this is a complete private sale between you and the purchaser. In these situations the seller is not obliged to provide a HIP. More details and confirmation can be found by using the following link.
2. Save Commission Payments. Vast savings on traditional agents fees, which can be around 2%. HouseSniffer only charge a small fraction of this, and of course only on successful completion of any sale.
3. Avoid all the hassle. Traditional marketing will involve most buyers merely "carpet treading" your home. This potential buyer is very interested in your house, you have absolutely nothing to lose. We will arrange the viewing(s), liaise directly with the purchaser on all matters if you wish. This will also include help to both parties on setting the selling price.
